Buyers Inspection

 

In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us provide you with a professional home inspection. I am trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which items require immediate attention. Sellers Inspection
Whether you are selling your home on your own or using a realtor, it’s always a prudent idea to have a professional pre-listing home inspection. Knowledge is power. All homes have strengths and weaknesses: I'll help you answer how serious the problems are and which ones should be immediately addressed and which ones can wait. Construction Inspection
In a new home, the quality of construction and attention to detail is often not what it used to be some years ago. 

Therefore many buyers have independent reviews of their properties during various stages of the construction process, including: foundation/slab, framing, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises and ensures the quality home that you’ve dreamed about.

Is your home wasting energy and costing you hundreds of lost dollars each and every year?  Every home wastes energy to some extent; some more than others.  By having a professional home energy audit, I will advise you of the many different avenues you can take that will save your hard-earned money and not let it escape up the flue.  Old windows, door weatherstripping, missing or failing caulking outside, old, less efficient HVAC systems, too little attic insulation are but a few of the areas we evaluate to determine our recommendations to you.

Warranty Inspection
Most builders provide a one-year warranty for new construction. Generally, during this period of time the buyer develops a "punch list" of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain a home inspector's list of items that will most likely be repaired by your builder at no cost to you. You will be reassured knowing that potential problems were addressed before they grew into something that could cost you a great deal down the road.

Radon Testing

My job as your professional home inspector is to alert you, to the extent possible, to potential environmental hazards in your current or potential house. Specifically, we'll test your home for radon (for an additional fee), a naturally occurring radioactive gas found in soils, rock, and water throughout the U.S.  Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations and is the second leading cause of lung cancer. Foreclosure inspections are not that different from a buyer's inspection.  However, many foreclosed homes are in very poor condition due to vandalism, open house conditions, thievery, lack of maintenance and in some cases, old age.  A foreclosure inspection may involve more time in evaluating the damage done then in the actual inspection of working items in the home; as many times utilities are not connected.  A foreclouser inspection is an invaluable tool in helping you determine the actual condition of the home and what you can expect once rehabilitation has begun.
